Staying Near Broadway Stages: A Film Crew's Guide to Greenpoint

If your production has you at Broadway Stages, Navistone, Windmill Studios, or 100 Sutton, you already know the problem: Greenpoint is one of the busiest production neighborhoods in New York, and almost nobody who works here gets to live here for the run of the job. Crews scatter to Manhattan hotels and commute back across the river to the very block they just left.

There is a better version of this. Here is the practical case for basing yourself in the neighborhood where you are shooting.

Where can a film crew stay near Broadway Stages?

The short answer: in Greenpoint itself. Greenpoint Getaway is a furnished three-bedroom townhouse suite at 166 Newell Street, inside the studio district and within walking distance of Broadway Stages' main lots. It hosts film and TV crews on stays of 30 days to a full year at $9,900 per month, sleeps a crew of three to four comfortably, and offers direct billing to production companies with a W-9 and certificate of insurance on request.

The studio district, on foot

Greenpoint's studios cluster along the waterfront and the industrial blocks north of Greenpoint Avenue. From a base near the center of the neighborhood, Broadway Stages' main lots are a short walk or a five-minute drive, and the rest of the district is closer than your hotel elevator would be at 5:30 AM. When the call sheet says early and the wrap runs late, living ten minutes from set is not a luxury — it is sleep.

Why a townhouse beats a hotel for a long shoot

A hotel room works for a week. A production schedule is rarely a week. For a 30-day-plus stay, the math and the sanity both favor a furnished apartment:

  • A full kitchen, fully stocked — cookware, knives, a real coffee setup — for the meals that do not come from crafty.

  • A full-size in-unit washer and dryer. On a long job this one amenity changes everything — no laundry runs on your one day off.

  • Three private bedrooms — two with full-size beds, one with twins — with blackout shades in every room, because half the crew sleeps on a night-shoot schedule.

  • Mini-split heating and cooling in every room, individually controlled — the gaffer's room does not have to agree with the AD's.

  • Two desk setups on fast fiber WiFi for production paperwork, dailies, and the video calls that never stop.

One honest note: the three bedrooms share one full bathroom. For a crew of three or four with staggered call times it works well; for six adults on the same schedule it will not. We would rather tell you that up front than put you in a bad match.

The logistics production managers care about

Thirty-day minimum, monthly terms, and stays up to a full year. We invoice production companies directly, provide a W-9 and certificate of insurance on request, and accommodate extensions whenever the schedule slips — which, as you know, it will. Self check-in by code means a 1 AM arrival after a travel day is fine.

After wrap

Greenpoint after work is the reason people fall for this neighborhood: the bars and restaurants of Manhattan Avenue and Franklin Street, the waterfront at sunset, and one of Brooklyn's best food scenes in walking distance. Our Greenpoint neighborhood guide covers where to eat and drink, and if the job has you working remotely between shoots, the workcation guide maps the neighborhood's best places to open a laptop. Every August the neighborhood even throws its own Greenpoint Film Festival.

Greenpoint Getaway is a furnished three-bedroom townhouse suite on a quiet, tree-lined block inside the studio district — the entire second floor, with your own entrance. If your production is heading to Greenpoint, check availability and book direct — booking direct saves 5-15% versus the platforms, and we answer fast.
